GENERAL INFORMATION 

The package consists of (14) separate parcels. There are (7) parcels with (2) block buildings with 18,926 sq. ft. (per Auditor’s info) and (3) drive-in doors. The (7) parcels on which the buildings are situated and the (4) vacant parcels/lots to the west of the buildings (being 402-414 S. Nelson Road) are zoned 488-Manufacturing.

The remaining (3) parcels (also vacant lots); being 388-414 S. Nelson Road are situated between Bryden Road and the alley separating the other (11) parcels and are zoned 1065-Parking, P1.

A 'PRE-BID PACKET' (including 'specimen ' Confirmation of Successful Bid & Deposit’ and other relevant purchase documents) is now  attached for your preview.


AUCTION TERMS & CONDITIONS 

A) The real estate sells ‘AS IS.’    

B) Properties (as a package) sell with a $220,000 RESERVE (or minimum bid); based on 2/3 of the Court appraisal. 

C) Pursuant to Franklin County, Ohio Court of Common Pleas, Case No. 19 CV 006105; properties are being sold by Chris Davis, Court Appointed Private Selling Officer (or “PSO”).  

D) The successful bidder will be contacted the morning after close of the auction for arrangements to obtain confirming signatures and $22,000 earnest money deposit, payable by cashier’s or certified check (To: AO Real Estate Trust Account) and proceed to close within (30) days the Court’s approval of the Confirmation of Sale. 

E) Seller pays for preparation of deeds and real estate taxes will be paid current to the date of the auction. Buyer pays conveyance fees, recording fees and Buyer’s portion of title agency closing fee. Owner’s title insurance (if desired) is the Buyer’s option and expense.      

F) There is a 10.0% Buyer’s Premium charged to the Buyer & collected at closing.
