Or from SR 3 three miles north of Jelloway take CR 739 SE 1/4 mi. to CR 3374 then east 7/10 mi. to TR 629 then north 4/10 mi. to property.

REAL ESTATE: The Frazier by CMH Mfg. 14x70 - 2016 mobile home features 3 BRs, 2 baths, plus eat-in kitchen and living room. The home is heated with an electric furnace and has central A/C. Other improvements include a 12x16 tile block (old spring house) building that houses the freezer and canned goods in the basement and two storage barns 12x24 and 8x10 that are just a couple years old. The rest of the 10 acres is a hillside woods that has been recently timbered but has trails and excellent wildlife. A flowing stream runs through the property. Water is supplied by an artesian well and there is an on-site septic system.

TAX & LEGAL: Parcel No. C10-026-0-0001-03 (Land) Parcel No. C10-026-M-2725-00 (MH). The taxes on the land are $224.49 per half year and will be pro-rated to the day of closing.

TERMS: We require a non-refundable down payment of 10% of the purchase price at the close of the auction with the balance to be paid in full at closing within 30 45 days. There are no financing contingencies. There is a 5% Buyers Premium in effect for this auction. 5% of the high bid will be calculated and added on to determine the contracted selling price.
